What an Epoxy Garage Floor Costs in Fort Bend County

An epoxy garage floor is priced almost entirely on work you will never see once it is finished.

The coating is a modest share of the number. What you are paying for is the preparation of the concrete underneath it, and that is also the difference between a floor that lasts a decade and one that peels off with the tires next summer.

The market ranges

Industry-observed pricing for professionally installed garage floor coatings runs roughly $4 to $12 per square foot, with one-day polyaspartic and metallic systems in the upper half and simple solid-colour epoxy at the lower end.

Preparation is the price

There are three ways to prepare a garage slab, and they are not equivalent.

Diamond grinding. A machine removes the slab’s smooth surface layer and opens its pores so the coating can key into the concrete. This is the professional standard and it is the reason a real quote is not a small number.

Shot blasting. Steel shot fired at the slab achieves a similar profile, typically on larger commercial areas.

Acid etching. A chemical wash. It is what comes in a consumer kit. It does not produce a reliable profile on a hard-troweled garage slab, and it is the root of most coating failures.

If a quote does not say which of these is included, that is the question to ask before any other. A bid that is dramatically cheaper than the others is almost always cheaper here.

Why Texas is harder on a garage floor

Two local conditions bear directly on cost.

Heat and hot tire pickup. A car that has been on Texas asphalt in August comes home with genuinely hot tires. Heat softens a coating, and if the bond to the slab is weaker than the grip of the warm rubber, the coating lifts in tread-shaped patches. Preparation is what prevents it.

Slab moisture. House slabs are poured over a vapor barrier. Garage slabs frequently are not, and Gulf Coast ground stays wet. Vapor moving up through an uncoated slab evaporates harmlessly; trap it under a sealed coating and it collects at the bond line until it blisters. A moisture test before coating is cheap insurance, and skipping it is the second most common cause of failure after inadequate grinding.

What the different systems cost more or less for

Solid colour epoxy. Fewest coats, lowest cost, shows every imperfection and every scuff.

Flake, or chip. Base coat, flake broadcast to refusal, scraped back, then clear topcoats. More material and considerably more labor. Hides slab imperfections and wears far better in appearance.

Metallic. A decorative system worked while wet to produce depth and movement. The most labor-intensive and the most expensive.

Polyaspartic topcoats. Faster cure, better resistance to yellowing under UV, and usable sooner. Costs more per square foot and buys back garage downtime.

The lines beyond the coating

  • Crack and joint repair. Cracks are filled and control joints are handled deliberately. A coating over an untreated moving crack will telegraph and reopen.
  • Pitting and spalling repair. Older slabs, or ones that have seen de-icing salt tracked in, need patching before coating.
  • Oil contamination. Old oil spots have to be degreased and sometimes ground out; epoxy will not bond over them.
  • Removing a previous coating. The most expensive preparation there is, and the reason a failed budget floor costs more than it saved.
  • Moulding and cove base. Optional, adds cost, makes washing out easier.

How to compare two garage floor quotes honestly

Ask both bidders, in writing:

  1. How is the slab being prepared — grinding, shot blasting or acid etch?
  2. Has the slab been moisture tested, and what was the result?
  3. How many coats, and what is the topcoat chemistry?
  4. Are cracks, joints and pitting repaired, and is that priced?
  5. What is the return-to-service time for foot traffic and for vehicles?
  6. What is the total dry film thickness?

Question one separates the quotes on its own more often than not.

Common questions

Why is a professional epoxy floor so much more than a kit from the store?

Because almost none of the cost is the epoxy. A professional job is priced around mechanical preparation: diamond grinding or shot blasting the slab to open its pores so the coating can bond. A roll-on kit skips that and relies on an acid etch or on nothing, which is why kit floors commonly peel within a couple of years and why removing a failed coating costs more than the original job.

What is hot tire pickup?

Warm tires soften a weakly bonded coating and pull it off the slab when the car is parked, leaving patches in the shape of the tread. It is the classic failure mode of an under-prepared garage floor and it is a bonding failure, not a product defect. In a Texas garage in August, tires arrive home genuinely hot, which is why preparation matters more here than in a mild climate.

Does a garage slab need a moisture test before coating?

Yes, and it is skipped constantly. A garage slab is often poured without a vapor barrier beneath it, so it can pass moisture upward at a higher rate than a house slab. Coating over a slab above the product's limit produces blisters and delamination months later. The test is inexpensive relative to recoating a garage.

How long before the garage can be used again?

It depends on the system rather than on how fast the crew works. A polyaspartic or one-day system can often take foot traffic the same evening and vehicles within a day or so. A traditional multi-coat epoxy with a topcoat needs longer between coats and a longer cure before a car goes on it. Both timelines are dictated by chemistry.

Is a flake floor more expensive than solid colour?

Somewhat, because it is more coats and more labor: base, broadcast flake to refusal, scrape, then one or two clear topcoats. It also hides slab imperfections and future wear far better than a solid colour, which shows every roller mark and every scuff. Metallic systems cost more again and are the most labor-intensive of the three.
