Epoxy and Polished Concrete Floors in Fort Bend County

Two products share this page because they share a substrate and a preparation process. Epoxy adds a hard, chemical-resistant coating on top of concrete. Polishing refines and densifies the concrete itself. Both live or die on what happens to the slab before the finish work starts.

Along the US-90A corridor through Stafford, and out along I-10 through Brookshire, this is mostly commercial and light-industrial work. In residential Fort Bend it is mostly garages, and garages in Texas heat are where cheap coatings go to fail.

Why do epoxy garage floors peel in Texas?

Two causes account for nearly all of it. Moisture driving upward through the slab breaks the bond from underneath, and an inadequate surface profile means the coating never keyed into the concrete to begin with. Both are preventable, and both are invisible once the floor looks glossy on day one.

Our process

  1. Assessment, moisture testing and preparation. In-situ RH probes per ASTM F2170, contamination and old coating identified, cracks mapped.
  2. Mechanical profiling. Diamond grinding or shot blast to the profile the system requires. Never acid etch alone.
  3. Primer and base coat application. Moisture-tolerant primer where readings call for it.
  4. Decorative layer and topcoat. Flake or quartz broadcast, then the wear topcoat.
  5. Curing and final inspection. Controlled cure, then a walk-through before the space goes back into service.

What ASTM F2170 testing tells us

An in-situ relative humidity probe is drilled into the slab and left to equilibrate, giving a reading of the moisture condition inside the concrete rather than at its surface. Coating manufacturers publish a maximum RH for their systems. Above it, the coating needs a moisture-mitigating primer or the slab needs more drying time.

A plastic sheet taped down overnight is not this test. It is a rough indicator at best, and it is what most failed garage floors were approved on.

Commercial work along the US-90A corridor

Stafford’s office, retail and warehouse stock is the main commercial market for this in our service area, with Brookshire’s I-10 distribution buildings second. Both come with the same constraint: the floor has to go back into service on a schedule.

We sequence the work in sections and run cure windows outside operating hours where the layout allows it. That gets planned before the quote, because a coating schedule that ignores your operations is not a real schedule.

Anti-slip and safety compliance

Anti-slip additives can be broadcast into the topcoat where floors get wet, which matters in commercial kitchens, wash bays, entries and anywhere a slip is a liability question. Specify it up front; it cannot be added later without recoating.

Warranty context

Coverage in this category commonly addresses peeling and delamination. Manufacturer material guarantees are generally conditional on documented slab moisture readings and on achieving a specified surface profile, which is another reason the preparation gets recorded rather than assumed.

Ours is separate from the coating manufacturer’s, and runs for the lifetime of the floor on residential work and five years on commercial. It covers the work that decides whether a coating stays down: mechanical profiling of the slab, moisture tested before any product is opened, and the mixing and application of each coat. Delamination traced to preparation is ours. Hot-tyre pickup on a coating chosen against our advice is not, and we will have said so before you bought it.

Epoxy and Concrete Floor Coatings: common questions

Does concrete need preparation before epoxy?

Yes, and this is where most failed epoxy floors were lost. The slab needs mechanical profiling by diamond grinding or shot blast to open the surface so the coating can key into it. Acid etching alone does not produce a reliable profile on a Gulf Coast slab that has absorbed years of humidity.

What is the difference between a DIY epoxy kit and a professional installation?

Solids content and preparation. Retail kits are typically thin, water-thinned coatings applied over an etched surface, and they peel. A professional system uses high-solids or 100 percent solids epoxy over a mechanically profiled, moisture-tested slab, applied in primer, base and topcoat layers with controlled cure.

What causes epoxy floors to peel or need recoating?

Moisture driving up through the slab, an inadequate surface profile, or a coating applied over contamination such as old sealer or oil. In Texas garages the first two account for nearly all of it. Slab relative humidity testing before priming is what separates a coating that lasts from one that fails in a summer.

Can old concrete that has been painted or sealed be polished or coated?

Usually yes, but the existing coating has to come off first, and that grinding is part of the cost. What we cannot know before starting is how the concrete underneath will look, since old coatings hide staining and patching. We set expectations on appearance before the work is scheduled.

Can a commercial floor be coated without closing the business?

Often yes, by sectioning the work and running it outside operating hours. Cure time is the constraint that cannot be compressed: 24 to 72 hours depending on the system and conditions. We plan the sequence around your operating schedule before quoting rather than after.
