Drying finishes before rebuilding starts.

A floor laid over a subfloor that still reads wet will fail a second time, and every dollar spent on the rebuild goes with it. Concrete in particular gives up moisture slowly, and it will feel dry to the hand long before it is dry to a meter. Readings decide the schedule, not the calendar and not the insurance adjuster.

  3. Repair, board replacement and subfloor restoration. Damaged subfloor replaced and fastened to code spacing, not covered over.
  4. Finishing, blending and quality assurance. Color and sheen matched, then a walk-through with you.

Should you repair or replace?

Repair when damage is localized, the surrounding floor is sound, and matching material can be obtained. Replace when damage spans multiple rooms, when the wear layer is spent, or when the same floor has already been repaired once in the same area. We quote both honestly, including the cases where replacement is the cheaper answer over a five-year horizon.

What we look for on older Fort Bend homes

Formosan subterranean termites are endemic to the Gulf Coast. On pier-and-beam homes in historic downtown Rosenberg and Richmond, tear-out is frequently where damaged joists and subfloor first come to light. If we find it, you get told and shown, and the scope changes before work continues rather than after.

Slab cracking has two very different causes. Fine shrinkage cracks are normal and repairable. Cracks that are widening, vertically offset, or running with a pattern across the slab point to foundation movement, and putting a new floor over that without addressing it is spending money twice. We will say so.

Cupped boards need moisture stabilization before anything else. Sanding a cupped floor flat while it is still wet guarantees crowning once it dries.

When can a damaged floor be repaired instead of replaced?

When the damage is localized, the surrounding material is sound, and matching stock is obtainable. Water damage confined to one room usually qualifies. Damage across multiple rooms, or a floor whose wear layer is spent, generally does not. Targeted repair can save up to 60 percent against full replacement when it genuinely applies.

How closely can a repaired section match the existing floor?

On a floor that will be sanded and refinished afterward, very closely, because the whole surface ends up with one finish. On a floor being spot-repaired without refinishing, expect a visible difference: the surrounding boards have aged and the new ones have not. We show you a sample before committing.

Will my floors look the same after moisture damage repair?

Usually yes once refinishing is included, provided the underlying moisture source has been fixed and the substrate has dried to target. Repairing a floor over a subfloor that still reads wet produces a second failure within months, which is why drying verification comes before any rebuild.

Do deep scratches mean the whole floor must be refinished?

Not necessarily. Scratches that stop at the finish can often be spot-repaired and blended. Scratches through to bare wood, and any area where several boards are affected, usually look better after a full sand of that room, because a spot repair in the middle of an open floor draws the eye.

How long does drying take after a flood?

It depends on the materials, the water and the containment, and the only honest answer comes from meter readings rather than a calendar. Concrete in particular releases moisture slowly. We verify subfloor and slab readings against target before any new flooring is ordered, not before.

Can hairline cracks in a concrete slab be repaired?

Fine, non-structural cracks can be filled with low-viscosity epoxy that penetrates and re-bonds the concrete. That is a legitimate repair before new flooring goes down. Cracks that are widening, offset in height, or tracking across the slab point to foundation movement, which is a different trade and a different conversation.
