Hardwood Floor Refinishing Cost Per Square Foot

What Drives Hardwood Refinishing Cost Per Square Foot

Refinishing quotes for the same floor can differ by a factor of two, and homeowners reasonably conclude someone is overcharging. Usually nobody is. The two contractors have quoted two different jobs and called them the same thing.

Here is what actually sits inside the number.

Sanding passes

A proper sand runs a full grit progression: 36 or 40 grit to remove old finish and level the surface, 60 or 80 to remove the scratch pattern the coarse grit left, and 100 or 120 to refine it before finishing. Each pass is a separate trip across the entire floor with the machine, plus edging and corner work by hand.

A quote that skips a grit is faster and cheaper. It also leaves a scratch pattern that the finish will highlight rather than hide, and that shows up under raking light from a window.

Coat count

Two coats is the minimum on a residential floor and three is standard. Commercial floors run three to four. Every additional coat is another day of labor plus another day of drying before anyone can walk on it.

Coat count is the single easiest place to make a quote look competitive, and it is invisible on the day the job finishes.

Finish system

Water-based polyurethane costs more per gallon than oil-modified and dries faster, which can shorten the job. Oil-modified is cheaper and slower and ambers over time. Hardwax oils sit differently again: more per gallon, repairable in place later.

None of these is the correct answer. They are trade-offs, and the right one depends on how fast you need the house back and how you expect to maintain the floor.

Repairs

Damaged boards replaced and woven in before sanding are priced separately, because they are carpentry rather than finishing. Colour-matched filler for gaps is a separate line too. Both are worth doing before the sand rather than after, and both should appear on the estimate explicitly.

Stain

Adding or changing colour means an extra application day, sample panels approved on your actual floor, and a more demanding sand, because any old finish left behind will reject the stain and show as a blotch. Staining is not a small upcharge.

Room complexity

Closets, stair treads and risers, transitions and small rooms all carry more edge work per square foot than an open living area. Edging is hand work, and hand work is where the hours go.

The Fort Bend variable: cure time

Full cure runs 7 to 14 days, and Gulf Coast humidity puts it at the long end. That does not change the price directly, but it changes the project. You cannot put rugs down or slide furniture back during cure without risking the finish, and finish manufacturers exclude damage caused by doing so.

If a contractor tells you the floor is fully cured in two days in a Fort Bend August, that is worth questioning.

What a fair quote should show

  • Number of sanding passes and the grit sequence
  • Number of finish coats and the specific product
  • Whether board repairs are included or excluded
  • Whether stain is included, and whether sample panels are provided
  • Expected on-site days and expected full cure window
  • Dust control method

A quote with those six items can be compared to another quote with those six items. A quote that says “refinish floors, $X” cannot be compared to anything.

Is your floor even a candidate?

Before pricing, measure the wear layer. Solid 3/4 inch hardwood generally takes three to seven sandings across its life. Engineered flooring depends entirely on its wear layer, and under about 3mm there is little or nothing left to remove.

We check at a floor vent or a threshold before quoting. On Sugar Land, Pecan Grove and Quail Valley floors that have been sanded before, this is not a formality.

Our own refinishing runs $2.25 to $5 per square foot, quoted once we have measured the wear layer and looked at the floor. A screen and recoat on a floor that qualifies for one sits near the bottom of that range; a full sand with stain and multiple coats sits near the top.

Common questions

Why is one refinishing quote half the price of another?

Usually coat count and grit passes. A two-coat job over a partial sand costs far less than a full three-pass sand with three coats, and both get described as refinishing. Ask each bidder how many sanding passes and how many finish coats are in their number.

Is a screen and recoat cheaper than a full refinish?

Substantially, because it skips the sanding sequence entirely. It abrades the existing finish and applies a fresh coat on top. It only works when wear has not reached bare wood and no boards have cupped. When it does apply it is the better value by a wide margin.

Does stain add much to the cost?

Yes, in labor rather than material. Stain means an additional application day, sample panels for approval, and careful management of lap marks. Changing a floor's color also demands a more thorough sand, because any remaining old finish will resist the stain and show as a blotch.
