What Vinyl Plank Flooring Installation Costs in Fort Bend

Vinyl plank has become the default floor in this part of Texas for a good reason: it handles slab moisture and Gulf Coast humidity better than wood or laminate do. It is also the material where quotes vary most, because the words on the box are not standardised and two products described identically can be built very differently.

Almost all of that variance comes down to three numbers.

The market ranges

Industry-observed pricing for vinyl plank, installed, runs roughly $3 to $12 per square foot for material and labor combined. Within that, labor alone commonly sits around $1.50 to $4.50 per square foot for click-lock over a prepared substrate, with glue-down above it.

The three numbers that decide the price

Wear layer, in mils. This is the clear top layer that takes the traffic, and it is the single best predictor of service life. Builder-grade product starts around 6 mil. Twelve mil is a reasonable residential specification. Twenty mil and above is commercial. The plank looks the same at every one of those.

Core type. SPC is a stone-plastic composite: dense, rigid, dimensionally stable in heat, and less forgiving of a wavy slab. WPC is a wood-plastic composite: thicker, softer and warmer underfoot, slightly more forgiving, generally more expensive.

Thickness, in millimetres. Related to core but not the same thing. Thicker planks lock more positively and bridge minor imperfections better.

A quote that names none of these three has not specified a floor. Two bids can only be compared once all three are on the page.

Material and labor, separated

It is worth asking for these as two lines, because they behave differently.

Preparation is the one that surprises people, because it is invisible until the old floor comes up and it does not scale with how nice a plank you chose.

Click-lock versus glue-down

Click-lock floats: planks lock to each other, not to the slab. It installs faster, costs less in labor, needs no adhesive, and a damaged plank can be lifted and replaced. It is the default for most residential work here.

Glue-down bonds each plank to the concrete. It costs more in both adhesive and labor and requires a flatter, cleaner, drier slab. What it buys is stability: no floating movement, better performance across very large open areas, and less reaction to a room that gets genuinely hot.

Neither is a premium version of the other. In a Fort Bend house the deciding factors are usually the size of the open area, how much sun the room takes, and what the slab measured.

Why slab moisture decides this, not the plank

Rigid-core vinyl plank is less forgiving of an uneven slab than its reputation suggests. Manufacturers publish a flatness tolerance, generally expressed as a maximum deviation over a ten-foot span, and installing outside that tolerance produces hollow-sounding spots, movement underfoot and stress concentrated on the locking edges where the floor eventually separates.

Fort Bend County sits on high shrink-swell clay. Slabs here move seasonally, and one poured flat thirty years ago is frequently out of tolerance today. Self-leveling compound over a primed slab is the correction, and it is the single most common unplanned cost on a vinyl plank job.

Moisture is the second half. Vinyl plank tolerates slab vapor far better than wood, which is much of why it has taken over here, but adhesives for glue-down still carry published limits and a reading above them changes either the product or the schedule.

The lines that are not the plank

  • Tear-out and disposal. Pulling carpet is quick. Lifting glued-down tile from a slab is not.
  • Transitions. Every doorway between two materials needs a profile.
  • Trim. Floating floors need expansion gaps, and the gaps need covering.
  • Stairs. Priced separately, needs nosing profiles, and takes real time.
  • Furniture handling. Sometimes included, frequently not.
  • Underlayment. Some planks have pad attached. On slab you may still need a vapor barrier beneath it.

How to compare two vinyl plank quotes honestly

Ask both bidders, in writing:

  1. What is the wear layer in mils?
  2. What is the core, SPC or WPC, and what thickness?
  3. Click-lock or glue-down, and why that method here?
  4. Has slab flatness been measured, what was the deviation, and is leveling included?
  5. Is material quoted separately from labor?
  6. Are tear-out, transitions, trim and stairs in the number?

Questions one and four account for most of the difference between two vinyl plank bids that appear to describe the same job.

Labor is commonly quoted separately from material and, in published industry pricing, sits in the region of $1.50 to $4.50 per square foot for click-lock installation over a prepared substrate. Glue-down runs higher because of adhesive and the tighter flatness tolerance it demands. Slab preparation is not included in that figure and is the line most likely to move it.

Why do two LVP quotes differ so much when the plank looks identical?

Usually wear layer and core. A 6 mil wear layer and a 20 mil wear layer look the same on a sample board and do not last the same length of time. SPC and WPC cores also differ in price and behaviour. Ask for the mil rating and the core type as numbers, because the showroom name for a product line tells you nothing comparable.

Is click-lock or glue-down cheaper?

Click-lock is cheaper to install and far easier to repair, since a damaged plank can be lifted out. Glue-down costs more in adhesive and labor and demands a flatter slab, but it is more stable underfoot over large open areas and in rooms that get very warm. For most Fort Bend homes click-lock is the default and glue-down is a considered exception.

Does the slab have to be perfectly flat for vinyl plank?

Not perfect, but rigid-core plank is less forgiving than people expect. Manufacturers publish a flatness tolerance, commonly stated as a maximum deviation over a ten-foot span, and beyond it the floor telegraphs the hollow, clicks underfoot and stresses the locking edges. Correcting flatness with self-leveling compound is the most common unplanned line item on a vinyl plank job.

Is luxury vinyl plank installation more expensive than standard vinyl?

The term describes a product tier rather than a different installation. Thicker rigid-core planks with heavier wear layers cost more per square foot to buy, and the labor is broadly the same job. Sheet vinyl is a genuinely different installation and is priced differently again.
