Arcola is a small city of roughly two thousand people on SH-6, between Fresno and the Brazoria County line, and it sits in the path of the growth pushing south out of Missouri City and west from SH-288.

Newer slab-built homes toward the SH-6 corridor and the Shadow Creek edge are ordinary Fort Bend construction on expansive Beaumont clay, and they get the same treatment as anywhere else in the county: flatness measured, moisture read, material chosen accordingly.
Flat terrain and slow drainage
This part of the county is flat, and flat land sheds water slowly. Heavy rain ponds rather than runs off, and Big Creek drainage runs through the area. Ground-floor water is a realistic possibility even away from any river.
That is the reason we recommend waterproof-core vinyl plank for main living areas here rather than laminate. An HDF core swells permanently the first time it gets wet; an SPC or WPC core dries out and carries on.
Rental property
