Two very different housing stocks inside Richmond

Richmond and Rosenberg run together as one built area, and we work both every week. What makes Richmond its own job rather than a copy of the Rosenberg one is that the city contains two entirely different housing stocks, and they need opposite things from a flooring contractor.

The historic district

Downtown Richmond, around the Fort Bend County Courthouse and the streets running off Morton and Fourth, holds some of the oldest housing in the county. Much of it is pier-and-beam rather than slab, which changes the work completely. There is a crawlspace underneath, which means humidity reaches the underside of the subfloor and joists as well as the top. It also means the original wood floors are usually still there under whatever was laid over them in the 1970s.

Those floors are frequently worth restoring. It also means tear-out is where we find things: soft subfloor, joist damage and Formosan termite activity, which is endemic across the Gulf Coast. On a pier-and-beam Richmond home we check deflection and subfloor condition before quoting a finish floor, because finding it halfway through changes the number.

The newer master-planned side of Richmond is post-tension slab on the same expansive Beaumont clay as the rest of Fort Bend County. Nothing gets drilled or fastened into those slabs, which rules out nail-down hardwood and pushes every wood installation toward glue-down or floating.

These are also mostly builder-grade floors reaching the age where owners replace them. The common request is pulling entry-level carpet and vinyl out of the main living areas and putting in something that will last.

The Brazos, and why material choice is different here

The river runs right past Richmond, and the flood record is recent enough that most homeowners in the affected sections remember it. The 2016 floods, Hurricane Harvey in 2017 and Imelda in 2019 each drove a wave of flooring replacement through this city, and a significant number of houses were done twice.

That history is why waterproof-core vinyl plank is the default recommendation for ground-floor rooms in the flood corridor, and why we will talk you out of solid hardwood in a house that has taken water before. It is also why drying verification comes before rebuild on every water job: a floor laid over a subfloor that still reads wet fails again, and in this city we have seen it happen.
