Why commercial work is a scheduling problem first

A homeowner can live around a three-day installation. A business cannot close a warehouse aisle for three days without knowing exactly which three days and exactly when it reopens.

Most of the failed epoxy floors we are called to look at in Stafford failed for one of two reasons, and neither is the product.

The first is moisture. Vapor drives upward through a slab sitting on wet clay, and it breaks the coating bond from underneath. An ASTM F2170 relative humidity probe reading, taken before the primer, is the only reliable way to know. A plastic sheet taped down overnight is not that test, and it is what a great many failed coatings were approved on.

The second is profile. A coating needs a mechanically opened surface to key into, produced by diamond grinding or shot blast. Acid etching alone does not achieve it on a slab that has absorbed years of Gulf Coast humidity, and a coating over an under-profiled slab peels in sheets.

Commercial slabs here are typically 5 to 6 inches, which is what carries forklift and rack loads. Anti-slip additive gets specified up front for wash bays, kitchens and entries, because it cannot be added later without recoating.

The residential side

Stafford’s neighborhoods, including Stafford Run and Sugarwood, are modest-sized slab homes on the same expansive clay as the rest of Fort Bend County. The work here is straightforward: vinyl plank replacing worn carpet and older vinyl, and carpet with a proper moisture-barrier pad in bedrooms over slab.
