The two halves of Missouri City
Missouri City is really two flooring markets sharing a city limit, and the work in one has almost nothing in common with the work in the other.
Quail Valley and Hunters Glen: the older slabs
Quail Valley dates to the late 1960s and 1970s, built around the golf course, and Hunters Glen is not far behind. These are the oldest large-scale slab subdivisions in our service area, and after fifty-odd years on expansive Beaumont clay, a lot of those slabs have moved.
That movement is why so much of our work here starts with a level rather than a sample book. A floor in a 1974 Quail Valley home is frequently out of the flatness tolerance the new material requires, and installing over it produces hollow spots, clicking planks and, on tile, cracked grout lines within a couple of years.
Correcting it is not dramatic. Self-leveling compound over a primed slab is a day’s work plus cure. But it has to be measured first, and it has to be in the quote rather than discovered on installation day. When a bid for a Quail Valley house comes in noticeably cheaper than the others, this line item is usually what is missing from it.
These homes also hold original hardwood worth restoring, and older carpet over slab where a moisture-barrier pad was never used.
Sienna, Lake Olympia and the newer side
The northern and eastern growth areas are a different job entirely: post-tension slabs, newer construction, and builder-grade floors that owners are upgrading rather than repairing. Here the constraint is that nothing can be fastened into the slab, so wood installations are glue-down or floating.

The carpet-over-slab issue
A specific Missouri City pattern in the older stock: ground-floor bedrooms carpeted over bare slab with a standard rebond pad and no vapor barrier. Moisture drives up through the concrete year round, reaches the carpet backing, and produces an odor nobody can locate and no amount of cleaning removes.
Replacing carpet without addressing the pad repeats the problem. A moisture-barrier pad is the straightforward fix, and it costs a fraction of doing the room twice.
