Beasley is fifteen minutes down US-59 from Rosenberg, and it is a small town in the genuine sense: a few hundred households, a wide spread of building ages, and no subdivision pattern to speak of.

Older housing in town
A good portion of the older stock around the town centre is pier-and-beam. That means a crawlspace, ventilation that varies enormously from property to property, and humidity reaching the underside of the subfloor as well as the top.
Before quoting a finish floor on one of these, we check subfloor condition and deflection. Wood that has been damp for years goes soft and will not hold a fastener or carry tile. Formosan subterranean termites are endemic across the Gulf Coast, and older rural housing is exactly where joist damage shows up during tear-out. It is far better to find it at assessment than halfway through a job.
The upside of these houses is that many have original wood floors under later coverings, and those are frequently worth restoring.
Rural slab construction
Newer builds on acreage around FM 361 and north of US-59 are slab-on-grade. Rural slabs vary more in quality than subdivision slabs do: vapor barriers under them are not a certainty, and edge detailing can be inconsistent.
That variability is precisely why a moisture reading matters more out here rather than less. A slab poured without a vapor barrier over clay that holds water will drive moisture upward year round, and that is what breaks adhesive bonds and cups wood.
What we recommend here
Waterproof-core vinyl plank does most of the work in Beasley homes, because it tolerates a slab that is not perfect and a house that is not always conditioned. In dry bedrooms and low-traffic rooms, a mid-grade laminate remains a reasonable budget choice.
Big Creek and the surrounding bottomland drainage mean ground-floor water is a real possibility in parts of the area, which is another reason we steer away from HDF-core laminate in the main living space.
