Meadows Place: one square mile of 1970s slab houses

Meadows Place is one square mile with roughly 4,600 residents, wedged between Stafford and Houston, and it is the most uniform housing market we work in. The city was built out almost entirely in the 1970s, which means the houses share an age, a construction method and a set of problems.

That uniformity is genuinely useful. We have a good idea what is under the carpet before we walk in.

Fifty-year-old conventional slabs

Meadows Place predates the post-tension slab becoming standard in Fort Bend County, so these are conventionally reinforced slabs. They have now spent half a century on expansive Beaumont clay, cycling through wet and dry seasons, and a lot of them have moved.

You feel it before you see it. Hollow spots underfoot, a marble that rolls in one direction across the living room, doors that stick in August and swing free in February, and hairline cracking in tile that was fine for two decades.

The consequence for flooring is that flatness has to be measured, not assumed. A modern rigid plank or a large-format tile installed over an uncorrected fifty-year-old slab will click, crack or telegraph the deviation within a year or two. Self-leveling compound over a primed slab fixes it in a day plus cure, and it belongs in the estimate rather than as a surprise.

If a quote for a Meadows Place house is markedly cheaper than the others, this is almost always the line item that is missing.

What is usually under the floor covering

Original 1970s houses here typically have had two or three flooring generations laid over the slab: original sheet vinyl or carpet, then something in the 1990s, then whatever is there now. Tear-out sometimes reveals old adhesive residue that has to come off before anything new bonds, which is normal and worth planning for.

Some of these homes also have original hardwood in the entry or formal areas that is worth restoring rather than covering again.

Small city, straightforward access

Meadows Place has its own city government and its own permitting, which for interior finish work is generally not an obstacle. There are no gated communities to schedule around, streets are easy, and the whole city is a few minutes from the US-90A corridor. Scheduling here is simple in a way that Sugar Land’s HOA sections are not.
