Pecan Grove is a specific kind of flooring market, and its age is the reason. The community built out around the country club through the 1980s and 1990s, which puts most of the housing stock somewhere between thirty and forty years old.

That is precisely the age at which floors come due.

Why so much of our work here is refinishing

Homes of this era were frequently built with real hardwood in the entry, formal dining and study, and a great many of those floors are still in place under thirty years of traffic. They are dull, the traffic lanes have gone gray, and water no longer beads on the surface. What they mostly are not is worn out.

Solid 3/4 inch hardwood generally takes three to seven sandings across a fifty-year life. A Pecan Grove floor that has been sanded once, or never, has plenty left. Restoring it costs considerably less than replacing it and produces a better floor than anything you can buy new at the same price.

Where care is needed is engineered flooring, which appears in the later phases. Its wear layer might be 2mm, and 2mm is a one-refinish floor at best. We measure at a vent or a threshold before quoting rather than discovering it with a sander running.

Not every floor here needs a full sand, either. A great many are finish-worn rather than wood-worn, and a screen and recoat restores them for a fraction of the cost. We will tell you which one you have.

Thirty years on expansive clay

The other Pecan Grove reality is the slab underneath. Beaumont Formation clay swells and shrinks seasonally, and after three or four decades of that cycle, a slab poured flat in 1988 frequently is not flat now.

You notice it as hollow spots underfoot, doors that stick in one season and swing free in another, and cracked grout lines in tile that was fine for years. When new flooring goes over a slab in that condition without correction, the new floor inherits the problem: planks click, tile cracks again, and the homeowner concludes the material was cheap.

We measure flatness before quoting. Self-leveling compound over a primed slab is not expensive, and it is far cheaper than doing the room twice.
