Lot size is what makes Pleak different
Pleak is a village of about 1,600 people immediately south of Rosenberg along FM 2218. It is close enough that many residents shop and work in Rosenberg, and different enough that the flooring jobs are not the same ones.
The difference is lot size. Pleak is acreage country. Houses sit back from the road on tracts rather than in subdivision blocks, and that changes several practical things about the work.
Acreage houses are their own kind of job
Homes on large lots here tend to be bigger in footprint and more open in plan than in-town housing, which means longer uninterrupted runs of flooring. Long runs need expansion planning that a small room does not: a floating floor spanning forty feet of open plan moves noticeably more than one spanning twelve, and the gap at every perimeter and transition has to be right or the field buckles in its second summer.
Open plans also make flatness deviations more visible. A dip that would hide under furniture in a compartmentalised house reads plainly across a large open floor, so we measure the whole run rather than spot-checking.
Rural slabs and older construction
Newer acreage builds are slab-on-grade, and rural slabs are more variable than subdivision slabs. Vapor barriers underneath are not a certainty, edge detail can be inconsistent, and the ground is the same expansive Beaumont clay that moves seasonally across the whole county.
That variability is why the moisture reading matters more out here rather than less. A slab poured without a barrier over clay that holds water drives moisture upward year round, and that is what breaks adhesive bonds and cups wood.
Older pier-and-beam properties get the crawlspace, subfloor and joists checked before any finish floor is quoted.
The bottomland to the east
Pleak’s eastern side runs toward Brazos bottomland, and low-lying acreage there carries genuine drainage exposure. Waterproof-core vinyl plank is the sound specification for ground-floor rooms on those properties, for the same reason it is in Simonton and Wallis: it can be dried out and kept.
Access and delivery
Long private drives and rural addresses need coordinating for material delivery, and there is no supply house nearby to run back to. We plan Pleak jobs as full days with material staged on site.
