Sienna is an upgrade market, not a repair market
Sienna is one of the largest master-planned communities in Fort Bend County and it is still growing, which makes it an upgrade market rather than a repair market. Almost everything we do here is replacing what the builder put in, or finishing out space the builder left plain.
What builders leave, and what owners change
The pattern is consistent across Sienna’s villages. Bedrooms get entry-level carpet. Main living areas get a thin vinyl plank or a low-grade laminate. Wet areas get a basic tile. It is all specified to a price rather than to a lifespan, and it starts looking tired in the third or fourth year.
Homeowners here typically upgrade in stages: main living areas first, then bedrooms, then the primary suite. That works well as long as transitions and material heights are planned across the whole house at the start rather than negotiated one room at a time. We map that out on the first visit even if only one room is being quoted.
The single most useful thing to compare between plank quotes is wear layer thickness. Builder plank commonly runs 6 to 12 mil. Twenty mil and above is what holds up in a hallway with children and a dog in the house.
MUD districts, HOA rules and the actual schedule
Sienna runs multiple municipal utility districts and an active association, and its sections carry contractor rules that affect the calendar rather than the price. Weekday work windows, sign-in procedures and restrictions on early starts are common.
None of that is unusual and none of it is a problem, but it does mean a four-day project can occupy a full working week. We ask about your section’s rules at quote and schedule against them, rather than discovering the gate policy on the first morning.
New slabs are not automatically ready
Two things surprise owners of newer Sienna homes.
New concrete holds moisture for a long time. In a Gulf Coast summer a slab a few years old can still read above a flooring manufacturer’s published relative humidity limit, and that reading governs whether a glue-down installation is allowed at all. An ASTM F2170 probe test answers it properly; a surface meter does not.
New slabs are also not necessarily flat to a finish-floor tolerance. Construction flatness is looser than what large-format tile requires, and expansive clay has already moved the slab through several seasonal cycles. We measure before ordering material.
Every slab in Sienna is post-tension, so nothing is drilled or fastened into the concrete. Wood goes down glued or floating.
