Flood-Resistant Flooring Installation in Simonton, Texas

Simonton is a small city sitting directly on the Brazos, west of Fulshear along FM 1093, and it has taken water more times in the last decade than anywhere else we serve.

There is no useful way to write a flooring page for Simonton that treats flooding as a footnote. It is the central design constraint, and every material recommendation on this page follows from it.

Waterproof core is the specification here

For ground-floor rooms on Simonton property, SPC or WPC vinyl plank is what we recommend, and it is not an upsell. The core does not absorb water, so a floor that gets wet can be dried and kept rather than cut out and put on the curb.

The alternatives, stated honestly:

Laminate is the wrong product here. Its high-density fiberboard core swells permanently the first time water reaches it. A homeowner who has already rebuilt once should not put HDF back in a ground-floor room.

Solid hardwood is a total loss in a flood. It is a beautiful floor, and upstairs in a two-storey home there is no objection to it. On a ground floor on this river, we would rather sell you something else and say why.

Tile survives the water but the subfloor may not. Porcelain over a properly prepared slab is a legitimate flood-country choice, particularly with an uncoupling membrane, and it cleans up well afterward.

Elevated and pier construction

A number of riverfront lots here carry elevated or pier-supported homes, built up deliberately against flood risk. Those have wood subfloors rather than slab, with open or partially enclosed space beneath, which means humidity reaches the underside of the floor assembly year round.

On these, subfloor condition and deflection get checked before a finish floor is quoted. Tile in particular will not tolerate deflection, and a wood subfloor that has been damp needs assessing rather than assuming.

Rebuilding properly, not quickly

The pressure after a flood is to get the house back together fast, and that pressure is exactly what produces a second failure.

Drying finishes before rebuilding starts. Meter readings decide when, not the calendar and not a schedule someone else set. Alluvial bottomland soil holds water, so slabs and subfloors here stay wet longer than they would on higher ground. We map moisture well beyond the visible line, because water travels further than it stains.

Doing it once, correctly, is cheaper than doing it twice.
