Why Katy homeowners ask about water first

Katy homeowners ask a different first question than anyone else in our service area. Elsewhere it is what the floor will look like. Here it is often what happens to it if the water comes back.

Hurricane Harvey put water into a large number of Katy homes in 2017, much of it connected to the Barker Reservoir flood pool rather than to a river cresting. Whole streets were gutted to the studs and rebuilt. Seven or eight years on, that experience still shapes what people buy.

Why waterproof core is the default here

For ground-floor rooms in the affected sections, SPC and WPC vinyl plank is what we recommend and what most Katy homeowners now choose. The core does not absorb water, so a floor that gets wet can be dried and kept rather than cut out and hauled to the curb.

Laminate is the product to avoid in these houses. Its high-density fiberboard core swells permanently the first time it gets wet, and a Katy homeowner who has already replaced a floor once will not thank anyone who put HDF back in.

Solid hardwood we discuss honestly. It is a beautiful floor and it is a total loss in a flood. In an upstairs bedroom, no objection. On a ground floor that has taken water before, we would rather sell you something else.

Seven Meadows, Grand Lakes, Cane Island and Firethorne

These are post-tension slab communities on expansive coastal prairie clay, which means the same two constraints that run across Fort Bend County. Nothing gets drilled into the slab, and the slab moves seasonally.

The second point is what catches people out on tile. Katy homes with large-format porcelain frequently show cracked grout lines within a few years, and the cause is almost always a rigid tile assembly bonded to a slab that flexes. An uncoupling or crack-isolation membrane is the fix, and it goes in before the tile, not after the cracking starts.

The rebuild-quality problem

A specific Katy pattern: houses rebuilt quickly after 2017, with crews working at volume and under insurance timelines. Some of that work was excellent. Some of it went down over subfloors that had not fully dried, or without the slab prep the material called for.

If your post-Harvey floor is cupping, gapping or sounding hollow underfoot, that is usually what happened. It is diagnosable with meter readings, and worth diagnosing before you replace it again.
