Twenty years of Cinco Ranch construction in one community

Cinco Ranch is big enough to be a city and old enough to contain its own history. Building started in the early 1990s and the later villages went in through the 2010s, which means a single community with twenty years of construction standards inside it.

That matters more than it sounds. The flooring answer for a 1994 North Lake Village home and a 2014 Cinco Ranch Southwest home are genuinely different, even though the two houses are three miles apart and both say Cinco Ranch on the mailbox.

The early villages

Homes from the 1990s phases are now thirty years old. Original hardwood in entries and formal rooms is at refinishing age, original carpet has usually been replaced once or twice, and the slab has been through three decades of seasonal clay movement.

Flatness is the thing to check here before anything else. A slab that has moved shows up as hollow spots underfoot and, if tile went down over it, as cracked grout lines. New flooring installed over an uncorrected slab inherits every one of those problems.

The later villages

The 2000s and 2010s phases are in the builder-grade replacement cycle instead. Entry-level carpet and thin vinyl are being pulled out of main living areas and replaced with material that has a real wear layer. The advice we give is consistent: compare wear layer thickness, not plank thickness. A 20 mil wear surface and a 6 mil wear surface can sit in identically thick planks and behave nothing alike in a hallway.

Harvey, and what it left behind

Some Cinco Ranch sections took water in 2017 through the Willow Fork and Barker drainage system. Those homes were rebuilt, often quickly and under insurance timelines, and some of that flooring went down over subfloors that had not fully dried.

If a floor installed in 2017 or 2018 is now cupping, gapping or sounding hollow, that history is the first thing to check. It is diagnosable with meter readings and worth diagnosing before spending money on a second replacement.

For ground-floor rooms in the affected sections, waterproof-core vinyl plank remains the sound specification.

Slab constraints across the whole community

Every Cinco Ranch slab is post-tension. Nothing is drilled or fastened into one, which means wood flooring goes down glued or floating, full stop. Tile over any slab showing movement gets a crack-isolation membrane rather than being bonded rigidly and hoped for.
