Choosing material for bottomland property

The reasoning is simple. A waterproof-core plank floor that takes water can usually be dried out and kept. A laminate floor cannot: its high-density fiberboard core swells the first time water reaches it, and that swelling is permanent. Solid hardwood is a total loss. Tile survives but the subfloor beneath it may not.

If you are rebuilding after a flood event, this is the single decision that determines whether you do it again next time.

Drying before rebuilding, every time

The rule on water work does not bend: drying finishes before rebuilding starts, and meter readings decide when that is, not the calendar.

Concrete in particular releases moisture very slowly and will feel dry to the hand long before it is dry to an instrument. Alluvial bottomland soils hold water, so slabs out here stay wet longer than they would elsewhere in the county. Laying new flooring over a subfloor that still reads wet produces a second failure within months, and by then the material and the labour are both gone.

We map moisture across the affected area and well beyond the visible staining, because water travels further than it shows.

Historic housing in town

Downtown Wallis holds older housing, much of it pier-and-beam. On those homes the crawlspace, subfloor and joists get inspected before anything is quoted. Sustained damp underneath produces soft subfloor that will not hold a fastener, and Formosan termites are endemic across this region.

Agricultural and shop buildings

As in Needville, a fair share of the square footage out here is not in the house. Equipment barns, workshops and metal buildings sit on slabs of varying quality, and they want a coating rather than a covering. Epoxy over one of those needs a real relative humidity reading and mechanical profiling by grinding or shot blast, not an acid etch and hope.
