Residential and Commercial Flooring in Brookshire, Texas

Brookshire is a small town with a very large amount of concrete in it. The I-10 corridor through here has filled with distribution and light industrial buildings, and that gives the town an unusual split: a modest residential core alongside hundreds of thousands of square feet of warehouse slab.

We work both, and they are entirely different jobs.

Warehouse and distribution floors

An industrial slab has requirements a house never does. It carries forklift traffic, rack point loads and pallet jacks, and the coating on it has to survive abrasion and chemical exposure while staying serviceable underfoot.

The two failure modes are the same as anywhere in the Gulf Coast, just at greater expense. Moisture driving up through a slab breaks the coating bond from underneath, which is why an ASTM F2170 relative humidity reading goes in before the primer rather than after a complaint. And a coating needs a mechanically opened surface produced by diamond grinding or shot blast; acid etching alone will not hold on a slab this size.

The other constraint is time. A distribution building cannot stop, so the work gets sectioned and sequenced around operations, with the 24 to 72 hour cure window planned rather than hoped for. We quote the sequence with dates in it.

Anti-slip additive gets specified up front for wash bays, dock areas and anywhere the floor gets wet, because adding it later means recoating.

The residential side of town

Downtown Brookshire and the older streets off Kelley Road include pier-and-beam housing where the crawlspace and subfloor need checking before any finish floor is quoted. Newer residential to the south and along FM 359 is slab.

This is a practical market. Waterproof plank and mid-grade laminate do most of the work, chosen for durability and honest pricing rather than for a designer look. In bedrooms and low-traffic rooms well away from water, laminate remains a sensible budget choice; in kitchens and baths we steer to waterproof core, because an HDF core swells permanently and does not recover.

Flat land and slow drainage

Brookshire sits on flat prairie, and flat land sheds water slowly. Heavy rain events pond rather than run off, and that shows up in ground-floor rooms and in slab moisture readings more often than the absence of a river nearby would suggest.

It is a reason to prefer a waterproof core downstairs even in houses that have never actually flooded.
